The Trouble With Vented Crawl Spaces

Crawl space encapsulation and insulation addresses one of the most common problems we see in South Central Kentucky homes. Many houses here sit over a vented crawl space with a dirt floor, a thin plastic sheet and fiberglass batts stapled between the floor joists. In July, warm, humid outdoor air flows in through the vents and meets cooler surfaces underneath. Moisture condenses, the batts get heavy and fall, wood stays damp, and the house above smells musty.

What encapsulation means

We close the foundation vents, lay a heavy polyethylene liner over the ground and up the walls, seal its seams and edges, and insulate the foundation walls and rim joist with closed-cell foam. Kentucky's code lists R-13 cavity or R-10 continuous insulation for crawl space walls in Climate Zone 4. The space is then dried by a dehumidifier or a small amount of conditioned air, depending on the house.

Water first

Bowling Green sits on karst, and the April 2025 storms dropped more than ten inches of rain, opening at least 18 new sinkholes in the city. If water runs into your crawl space during heavy rain, encapsulation alone will not fix it. Gutters, grading or a sump may need to come first, and we tell you that before quoting.

Insulating the floor instead

Some crawl spaces are better left vented with insulation in the floor above. Kentucky's code calls for R-19 in floors. If that is the better route for your house, we quote closed-cell foam or properly supported insulation under the subfloor.

Costs

HomeGuide lists crawl space encapsulation at $3 to $10 per square foot, about $3,000 to $15,000 for most homes, with a vapor barrier alone at $1,200 to $4,000. Get a free estimate

How It Works

1. Crawl in and look

We check for water, mold, wood damage, pests, ductwork condition and old insulation.

2. Plan

We recommend encapsulation or floor insulation, and note any drainage work needed first.

3. Clean out

Old batts and debris are removed and the ground is prepared.

4. Seal and insulate

Liner goes down and up the walls, vents are sealed, and walls and rim get closed-cell foam.

5. Dry and check

We set up drying and show you photos of the finished space.

Crawl Space Encapsulation & Insulation Questions

Do I need a dehumidifier after encapsulation?

Most sealed crawl spaces need some way to remove moisture: a dehumidifier or a small supply of conditioned air. We recommend one based on your house.

Will encapsulation help with musty smells?

Usually, if the smell comes from the crawl space. Air from below moves up into the house, so a drier crawl space often means fresher air upstairs.

Can you encapsulate if my crawl space floods?

Not until the water problem is handled. We can tell you what we see, but drainage or grading work may be needed first.

How long does encapsulation take?

Most homes take one to three days, depending on size, cleanout and access.
